How to book
If you like our houses then booking is easy and direct...

  1. To make a booking, please check the availability of your chosen accommodation on our Availability Chart.
  2. If your preferred dates appear to be available, please contact us to make a provisional booking, either by e-mail using the Availability Enquiry Form below, or by telephone on (00 33) (0)2 41 38 50 81. (If phoning from France, the number is 02 41 38 50 81.)
  3. To confirm the booking, we ask for a non-returnable 25% deposit and a signed Booking Form. Provisional bookings are held for 7 days to allow the cheque and Booking Form to reach us.
  4. Once the deposit cheque arrives, we acknowledge safe receipt by letter (the "confirmation letter" in our Booking Conditions), and give you our personal booking reference for discounted channel crossings via the "Bonnes Vacances" travel service.
  5. Then you need do nothing else. The balance payment is due eight weeks before the start of your holiday and we write just before to remind you of the due date. At the same time, you can book an optional evening meal on arrival night (13 euros per person, including wine) and let us know if you have any queries or have any particular special needs.

Terms & conditions
  1. The property known as The Barn or The Cottage ("the Property") is offered for holiday rental subject to confirmation by Andrew and Marcella Kirk ("the Owner") to the renter ("the Client").

  2. To reserve "the Property", the Client should telephone/fax/e-mail to check availability, to make a provisional booking, and then send an initial non-returnable deposit (25% of the total rent due). Following receipt of this, the Owner will send a confirmation letter which is the formal acceptance of the booking. (Reservations made within 8 weeks of the start of the rental period require full payment on booking.)

  3. The balance of the rent is payable not less than 8 weeks before the start of the rental period. If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. In the event of a cancellation by the Client, he/she will remain liable to pay the balance of the rent unless the Owner is able to re-let the property. Subject to Clauses 2 and 3, in the event of a cancellation, refunds of amounts paid will be made if the Owner is able to re-let the Property, and any expenses or losses incurred in so doing (e.g. late advertising) will be deducted from the refundable amount.

  4. Any chargeable expenses arising during the rental period (e.g. logs, vegetables, eggs) should be settled locally with the Owners before departure. Payment for evening meal, if booked, is due on arrival and in Euros, please.

  5. SECURITY DEPOSIT - Please note that in accordance with these Booking Conditions, a Security Deposit of 100 Euros (cash or cheque) or £70 sterling (cash or cheque) is requested on arrival in case of, for example, damage to the property or its contents or for additional cleaning charges (see Clause 9). However, the sum reserved by this clause shall not limit the Client's liability to the Owner. The Owner will account to the client for the security deposit and refund the balance BY CHEQUE, less any deductions, within l4 days of the end of the holiday period.

  6. The Client is strongly recommended to arrange a comprehensive Travel Insurance Policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability, etc., since these are not covered by the Owner's insurance.

  7. The Rental Period shall commence at 4.00pm on the first day and finish at 10.00am on the last day. The Owner shall not be obliged to offer the accommodation before the time stated, and the Client shall not be entitled to remain in the accommodation after the time stated.

  8. The maximum number to reside in the property must not exceed SIX (plus baby up to 12 months) for The Barn, and FOUR for the Cottage (no under 10's please) unless the Owner has given written permission. No smoking is allowed inside either property.

  9. The Client agrees to be a considerate tenant and to take good care of the property, and leave it in a clean and tidy condition at the end of the Rental Period. Although a final clean is included in our prices, the Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the Client leaves the property in an unacceptable condition, and/or in respect of breakages or damage by the Client. The Client also agrees not to act in any way which would cause disturbance to residents in the neighbouring properties.

  10. The Client shall report to the Owners without delay any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property or garden. Arrangements for repair and/or replacement will be made as soon as possible.

  11. The Owner shall not be liable to the Client:

    For any temporary defect or stoppage in the supply of public services to the Property nor in respect of any equipment, plant, machinery or appliance in the Property or garden.

    For any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.

    For any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period, and in any such event the Owner shall, within 7 days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.

  12. Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.


This contract shall be governed by English law in every particular including formation and interpretation, and shall be deemed to have been made in England. Any proceedings arising out of, or in connection with, this contract may be brought in any court of competent jurisdiction in England.

Please note that these Booking Conditions will be deemed to be included with our confirmation letter/statement.
